If you've been thinking about selling this spring, you should act quickly because the best week to list your home is quickly approaching.
Realtor.com experts examined recent seasonal trends (excluding 2020 as an outlier due to the onset of the pandemic) to determine the best week to list a house this year:
Determine which updates to make with the help of an agent.
Begin by deciding which updates to make first. In February, realtor.com polled over 1,200 recent or prospective home sellers to find out what improvements they made to their home before listing it (see graph below):
As you can see, the most popular responses were landscaping and painting. Work with a reputable real estate agent to determine which projects are best suited to your objectives and the local market.
If at all possible, have your home staged.
Consider having your home staged after you've completed any necessary repairs and updates. According to the National Association of REALTORS® (NAR), 82% of buyer's agents said staging a home helped a buyer visualize the property as a future home. Furthermore, nearly half of buyer's agents reported that home staging had an impact on most buyers' overall perception of the home.
Homes that have been staged sell faster and for a higher price because they allow potential buyers to visualize their new life in the home.
In conclusion
Are you prepared to sell your home this spring? To plan your next steps, speak with a real estate agent. You can begin by making a list of what you believe your house requires to be ready. Then we can collaborate to prioritize your list and move forward.
